How Florida Mortgage Payments Are Calculated

Your monthly Florida mortgage payment consists of Principal, Interest, Property Taxes, Homeowners Insurance (PITI), and optional Private Mortgage Insurance (PMI) or HOA dues.

Florida property taxes average roughly 0.91% statewide. The primary resident homestead exemption reduces the home's assessed value by up to $50,000 for tax calculations.

Florida also levies a non-recurring intangible tax of 2 mills ($0.002 per dollar of debt, or $2 per $1,000) on mortgage notes at closing, along with documentary stamp taxes on deeds and notes.

Florida Property Taxes and Homestead Exemption Rules

Florida homeowners who occupy their residence as a primary home qualify for the Florida Homestead Exemption. This grants up to $50,000 in assessment reductions ($25,000 applies to all taxes, and an additional $25,000 applies to non-school property taxes for assessed values over $50,000).

Additionally, Florida's Save Our Homes assessment cap limits annual property tax assessment increases on homesteaded property to 3% or the Consumer Price Index (CPI), whichever is lower.
