How Florida Mortgage Payments Are Calculated
Your monthly Florida mortgage payment consists of Principal, Interest, Property Taxes, Homeowners Insurance (PITI), and optional Private Mortgage Insurance (PMI) or HOA dues.
Florida property taxes average roughly 0.91% statewide. The primary resident homestead exemption reduces the home's assessed value by up to $50,000 for tax calculations.
Florida also levies a non-recurring intangible tax of 2 mills ($0.002 per dollar of debt, or $2 per $1,000) on mortgage notes at closing, along with documentary stamp taxes on deeds and notes.
Florida Property Taxes and Homestead Exemption Rules
Florida homeowners who occupy their residence as a primary home qualify for the Florida Homestead Exemption. This grants up to $50,000 in assessment reductions ($25,000 applies to all taxes, and an additional $25,000 applies to non-school property taxes for assessed values over $50,000).
Additionally, Florida's Save Our Homes assessment cap limits annual property tax assessment increases on homesteaded property to 3% or the Consumer Price Index (CPI), whichever is lower.
How to Use This Mortgage Calculator
Enter your home price, down payment, loan term, and interest rate. Select your state to automatically pre-fill local property tax rates and homestead exemptions. Your estimated monthly payment updates instantly.
-
1. Home price
Enter the total purchase price of the home, or your home's current market value if you are refinancing.
-
2. Down payment
Enter your down payment dollar amount or percentage. Putting less than 20% down on a conventional loan adds Private Mortgage Insurance (PMI).
-
3. Select loan program
Choose Conventional, FHA (3.5% down with 1.75% upfront MIP), or VA (0% down for eligible military borrowers).
-
4. Loan term & interest rate
Select a 30-year or 15-year fixed loan term and enter your quoted interest rate. Shorter terms have higher monthly payments but save significant interest.
-
5. Property taxes & state exemptions
Our calculator automatically applies state-specific tax defaults (FL 0.91%, TX 1.60%, CA 0.75%, NY 1.69%) and applies homestead exemptions.
-
6. Extra monthly payment (optional)
Add an optional extra principal payment amount to see exactly how many years you cut off your loan and how much interest you save.
Our calculator includes estimated property taxes, homeowners insurance, PMI, and HOA dues. You can customize any input to match your exact lender quote.
